Prepare Your Home for Sale
- De-personalize your home. Remove the gallery of family photos from hallways and table tops. Replace them with plants, flowers, candles, and bowl of candy.
- Pack collectables and valuables away. Remove all clutter. Buyers want to see the size of the room not your treasures.
- Paint interior and exterior if needed. Use light, neutral colors-soft white, beige, tan, etc.
- Replace the carpet and flooring if badly worn or outdated. Clean carpets before showing your home. Most buyers remove shoes before entering.
- Thoroughly clean your entire house. Hire a professional if necessary.
- Take care of landscaping. Mow the lawn and plant flowers. Curb appeal is important to buyers.
- Order inspections. That way you can deal with repairs on your own terms. Prepare to provide termite and roof clearances.
- Order your own Property Inspection. Chances are, there will be some plumbing, electrical, and safety issues that need to be addressed before accepting an offer.
- Don't leave anything to chance. Take care of business before you put your home on the market.
- If you are unable to prepare your home as detailed above, and must sell "as-is", be sure to price it accordingly.
- Hire a REALTOR®, one who is familiar with your neighborhood and an expert at marketing. Ask for references. Make those phone calls. A TOP producer will get you TOP dollar for your home.

- Send listing contract to MLS Board.
- Post listing and photos of your home on the internet.
- Place "For Sale" sign on property with flyer box.
- Prepare 500+ photo flyers for open house, flyer box, etc.
- Schedule a Thursday Broker's Open House and weekend Open House.
- Place advertising in local newspapers.
- Arrange showing for other agents (Lock Box, or by Appt. only)
- Open pre-sale escrow with the Title company. Order Title Report.
- Order Termite,Roof,Chimney, and mandatory geologic reports(JCP)
- Prepare and provide complete packages of reports and disclosures to prospective Buyers or
their agents prior to accepting offers.
- Buyers must be pre-approved before writing offers.
- Present and discuss all offers on property with owner.
- Negotiate the transaction with the other agent.
- Finalize the sales contract. Confirm that all contingencies are Completed.
- Be present at signing of final closing papers.
- Finalize the closing, remind you to notify utilities, phone, water, and change of address.
- Provide moving company information.
